<br /> <br />-----. <br /> <br />371 CtlJIRII'J <br />;\NN;\ND;\I . ;I;\N () <br /> <br /> <br />URTII <br /> <br />I'll <br /> <br /> <br />x ( ()! g() ()()() 1 <br /> <br />PROJECT NARRATIVE <br />WHITEHOUSE SENIOR APARTMENTS <br />563 West County Road 'B' <br />Roseville, Minnesota 55113 <br /> <br />This project replaces the 79 bed nursing home that has been closed and is currently being demolished. <br />The new facility is planned for residents 62 years and older who can live independently but may <br />require some moderate support or service. Services that will be available include one meal served <br />daily in the central dining room, emergency call system, scheduled transportation, weekly <br />housekeeping and planned activities. Other services may be provided to the individual residents on an <br />as-needed basis by the on site staff. <br /> <br />The building will be a three story structure with underground parking. The footprint area of the <br />proposed building is approximately the same as the original nursing home. The new building will <br />have 19 one bedroom and 31 two bedroom apartments. The cornmon spaces will consist of a central <br />dining room with a serving kitchen, a fireplace lounge; rooms for activities, reading and exercise; <br />offices for the staff, a guest suite and a barber/beauty salon. <br /> <br />The total building area for the three floors will be 60,449 sf and will be completely fire protected by a <br />fire sprinkler system. The exterior will be a combination of brick, prefinished steel siding and <br />synthetic stucco to present the building facade in a more residential scale. <br /> <br />Parking will consist of 50 garage stalls located in the basement for the residents and 19 parking <br />spaces in the parking lot for staff and visitors. This will result in 69 total parking spaces for a ratio of <br />1.38 spaces for each apartment. Historically we know that this is more than adequate for senior <br />housing. In the event that the function of the building changes in the future, we can accommodate the <br />parking requirements by combining and remodeling 18 of the one bedroom units into 9 three <br />bedroom apartments and reconfiguring the parking lot as shown on enclosed drawing titled "Future <br />Alternate Parking Development". <br /> <br />The existing timber and rubble retaining walls along the north property line will be removed and <br />replaced with a modular masonry retaining wall that will be softened with shrub plantings at the base <br />intermingled with cascading plants and vines along the top. The remaining landscaping, site lighting <br />and signage will be in conformance with the applicable city ordinances. <br />
