<br />6.3 Conditions may be attached to the CUP that would mitigate the impact on adjacent <br />properties including such items as increased setbacks from property lines, landscape <br />screening, architectural color and design/materials details, drainage provisions, and <br />limiting additional exterior storage. <br /> <br />7.0 STAFF RECOMMENDED CONDITIONS: <br /> <br />7.1 The maximum height above grade at the monopole base may be up to 54 feet. Only one <br />antenna cylinder of the size and pole location specified in the application may be <br />installed on the monopole. <br /> <br />7.2 The equipment cabinets must be erected adjacent to the monopole in the location <br />specified on the plans submitted for CUP consideration and must not exceed 10 feet by <br />20 feet or 200 square feet in size. All utility wires or lines leading to the monopole from <br />the equipment shelter must be buried. <br /> <br />7.3 The area surrounding the equipment shelter must be screened with either a fence and/or <br />landscaping. If landscaping is selected, plant material must be installed on the south, <br />west, east sides of monopole/equipment area at a minimum height of five feet (except <br />accent shrubs); 75% of this plant screen must be coniferous. A complete landscape plan <br />must be prepared as part of the building permit application and approved by the City <br />prior to issuance of the building permit. <br /> <br />7.4 The monopole is to be limited to the single user/applicant (Qwest Wireless). Future <br />antenna additions will require an amendment to the approved CUP. <br /> <br />7.5 The Frank's Nursery & Crafts site is limited to one communication <br />monopole/antenna/tower. <br /> <br />7.6 The monopole must not be lighted; however, the former parking lot light can be re- <br />installed to the necessary height. <br /> <br />7.7 Electric and phone wires serving the equipment and monopole must be buried. <br /> <br />7.8 Parking of maintenance vehicles must occur in the off-street parking space directly <br />adjacent to the equipment shelter. <br /> <br />7.9 The 54 foot tall monopole and supporting equipment must be completely removed from <br />the site by the applicant (Qwest Wireless) if 1.) operations cease. 2.) the equipment is <br />damaged or unsafe as determined by the Roseville Building Official. 3.) the CUP elapses <br />or is determined to be in violation by the Community Development Director. The City <br />may require the applicant (Qwest Wireless) to post a bond to assure timely removal of the <br />monopole and supporting equipment. <br /> <br />7.10 This conditional use permit shall expire 6 months after approval if a building permit has <br />not been issued.
