<br />1 Plannine File 3462: Request by Gerald V oermans for a VARIANCE to <br />2 Section1004.01A6 (Maximum Total Surface Area) allow construction of a home <br />3 addition, new front stoop, and additional sidewalk at 1251 Roma Avenue. <br />4 <br />5 Chair Duncan opened the hearing and requested City Planner Thon1as Paschke provide a <br />6 summary of the project report dated March 5, 2003. <br />7 <br />8 Gerald V oermans, 1251 Roma Avenue, has submitted an application seeking approval to <br />9 construct additional bedroom, kitchen, and bathroom space, as well as, site improvements <br />10 to include stoops, sidewalk and/or patio, which will increase the impervious coverage on <br />11 the parcel (10,800 sq. ft.) from the allowable amount of3,240 square feet (30%) to 3,743 <br />12 square feet (35%). <br />13 <br />14 The proposed 8 foot by 36 foot hon1e addition (288 sq. ft.) would be constructed on the <br />15 rear side of the hon1e to expand the existing bedroom and kitchen, and bathroon1, and <br />16 create a sn1all mud room at the rear entry. The proposal also includes additional <br />17 sidewalk, paving under the porch (attached to garage) and a new front and rear stoop (246 <br />18 sq. ft.). <br />19 <br />20 The Con1munity Development staffrecon1mended approval of a 503 square foot (5%) <br />21 Variance to Section 1004.01A6 of the Roseville City Code for Gerald Voermans to allow <br />22 the construction of a living area addition to the north side (rear) of the existing home and <br />23 associated site improvements (sidewalk, patio, stoops) at 1251 ROIna Avenue, subj ect to <br />24 conditions. <br />25 <br />26 Chair Duncan closed the hearing. <br />27 <br />28 Motion: Member Peper moved, seconded by Member Stone, to recommend <br />29 approval of the request by Gerald Voermans for a 503 square foot (50/0) <br />30 VARIANCE to Section 1004.01A6 (Maximum Total Surface Area) of the Roseville <br />31 City Code allowing construction of living area and site improvements at 1251 Roma <br />32 Avenue, based on the findings in Section 5 and conditions of Section 6 (A through <br />~~ E)of the project report dated April 2, 2003. <br /> <br />35 Ayes: 7 <br />36 Nays: 0 <br />37 Motion carried. <br />
