LV
April'$., 2003

Thomas Paschke, City Planner
City of Roseville
2660 Civic Center Drive
Roseville, MN 55113

Dear Mr. Paschke:

RE: Application for Variance to Required Front Yard Setback

In response to your letter of March 27, 2003:

Hardship - Extension of Present Gara2e

An extension of the existing garage eastward to within 2 feet of the property line would
give me a 19Y:z foot wide garage. The driveway to accommodate this would involve
cutting down 4 mature pine trees. The common wall adjoining the garage to the fireplace,
living room and dining room prohibits an extension of the existing garage westward.

Hardship - Access to Rear of Property

Constructing a 6 Y:z foot wide driveway on the east side would be within 2 feet of the
property line and involve extensive excavating, a retaining wall plus the removal of mature
trees in the backyard.

Constructing a 5 foot wide driveway on the west side would be within 2 feet of the
property line and involve the destruction of 8 mature pine trees and the relocation of the
central air. conditioning unit.

HardShip - Buildin2 in Front of Home

This option to build a garage in front ofthe home (west to east) would completely block
the view from the picture window and need about the same variance.

I hope this answers your questions on the front yard setback. Attached you will find a
signed letter of consent from the immediate neighbors approving my plan as originally
presented to your office.

Sincerely,

G~'7?d ~~_~~

Roland D.
