This will ease drainage impact, lower costs, and reduce future maintenance needs, such as snow removal. Most importantly, SITE 2 alleviates the safety concerns created by SITE 1 by eliminating the 6ft x 22.25ft "alley". SITE 2 would extend approximately 17.75ft closer to Victoria Street than the front line of my house. However, the extreme setback of my house and attached garage would keep SITE 2 approximately 9.98ft behind the minimum building setback line. My neighbor to the north has an attached garage built at of near the 30ft setback line, so SITE 2 would be approximately 9.98 behind my neighbor's structure. The previously mentioned properties that lead me to propose SITE 2 are: 2468 Hamline in Roseville - A second 2+car garage, detached, and with a second floor, built completely in front of the existing house. 3154 and 3316 Victoria, both in Shoreview - These 2 properties are located within 3 blocks of my property, and both have a second 2 car detached garage located completely in front of the respective houses. All of these properties have the second garage door facing perpendicular to the attached garage. They are all attractive properties, and do not detract from the neighborhood. I have included pictures with this application showing the approximate location of SITE 2 on my lot. There are also pictures showing the sitelines from the NE and SE comers of SITE 2 showing the view toward the nearest neighbors. Victoria Street contains a wide variety of housing, from size, price, and age, to setback and elevation. This is what gives Victoria Street a unique character. SITE 2 will fit in well with, and even add to, that character while eliminating the negative aspects of the only other possible site.
