Nolan and Maurya Krull-Nolan <br />3055 Victoria St. <br />Roseville, MN. 55113 <br /> <br />City Planner Thomas Paschke <br />Mayor John Kysylyczyn <br />City Council Members; <br />Mr. Craig Klausing <br />Mr. Tom Kough <br />Mr. Dean Maschka <br />Mr. Greg Schroeder <br />City Manager Mr. Neal Beets <br /> <br />Dear Sirs, <br />Regarding the Kenneth Berger and Deborah Larson request for a variance to Section <br />l004.01A of the Roseville City Code, planning file #3465, for the construction of a <br />detached two car garage at 3063 Victoria St., we the Nolan's, the neighbors to the <br />immediate South of the Berger/Larson lot oppose this request for the following concerns <br />and reasons. <br /> <br />1) Like the neighbor to the immediate North of the Berger/Larson lot, we too are very <br />concerned about the proper drainage of rainwater and runoff. <br />2) The large conifer trees along the northern side of our lot are at potential serious risk <br />of injury and/or death. Please see enclosed attachment titled "Preventing Construction <br />Damage to Trees" . <br />3) This imposing oversized two-car garage in the front yard would impact the aesthetics' <br />of the neighborhood. This is a radical variance request and more creative alternatives <br />need to be considered. <br />4) The only Roseville example that Mr. Berger gave of a similar structure constructed at <br />2468 Hamlin Ave. is not a comparable example, plus, neither the north nor south <br />neighbors opposed his variance request. <br />5) In addition, we have security concerns because the large detached garage will block <br />much of the street views of the north side of our house. <br />
