<br />3. Berms, (I007.0ld3) <br /> <br />4. Masonry walls or other architectural improvements (no setback variance <br />required), (I007.0Jd4) <br />5. Sunken parking lot elevations. <br />Any combination of subsection 11 through J4 (above), shall provide a <br />minimum permanent year-round height of thirty six inches (36") from the <br />highest point of the parking lot curb, consisting of eighty percent (80%) <br />opaque screening of the parked vehicles as seen from the public right of way. <br />If deciduous material is used, the berm shall be higher and require less in the <br />amount of vegetation. Where landscape materials are proposed, they shall be <br />of such type and size to meet the height and opacity requirements within <br />thirty-six (36) months or less after installation. Traffic visibility shall not be <br />impeded by fencing, structures, plantings or berms within forty feet (40') of an <br />intersection or driveway. (I007.0ld5) <br /> <br />K. In all industrial districts parking of vehicles and open storage shall be permitted <br />no closer than forty feet (40') to a side yard line adjoining a residential district. All <br />side yard area not utilized for parking or open storage shall be landscaped. <br />Screening provided along the interior side lot line shall be set back a minimum of <br />twenty feet (20') from any public right-of-way line. Parking shall be permitted no <br />closer than five feet (5') to a side yard line adjoining nonresidential districts, <br />except where joint parking between two (2) adjacent properties is provided, <br />wherein no parking setback is required. (I007.0JA2c) <br /> <br />L. In all industrial districts parking of vehicles shall be permitted no closer than forty <br />feet (40') to the rear lot line of adjoining residential districts and shall be screened <br />from view from adjacent residential areas. The forty-foot (40') strip adjacent to <br />the rear lot line shall be landscaped. Parking of vehicles shall be permitted no <br />closer than five feet (5') to rear lot lines adjoining nonresidential districts. <br />(I007.0JA3c) <br /> <br />Section 1018.07. Parking: Landscape Requirements <br /> <br />A. Buffer Zone Between Business and Residence District: Where a business district <br />abuts a residence district, any new development shall include a buffer zone. There <br />shall be a protective strip of not less than ten feet (10') in width. This protective <br />strip shall contain no structures, shall not be used for parking, off-street loading or <br />storage and shall be landscaped. The landscape treatment shall include a compact <br />screen wall or fence but shall not extend within fifteen feet (15') of the street right <br />of way. The planting or fence design must be approved by the City Council as <br />being in harmony with a residential neighborhood and providing sufficient <br />screening of the commercial area. The hedge or fence shall be no less than six (6) <br />nor more than six and one-half feet (6 1/2') in height. (J005.011) <br /> <br />9 <br />
