Parking Lot Aisle: Any drive aisle in a parking lot in any residential zoning 2 district serving a building containing three (3) or more dwelling units or in 3 any zone other than a residential zoning district shall be a minimum of twenty 4 four feet (24') except one-way drive aisles which shall be a minimum of 5 eighteen feet (18'). (703.04B3) 6 7 4. Intersection: On properties zoned R-1 or R-2, no driveway shall be located 8 within thirty feet (30') of any right of way of a street intersection. On 9 properties in all other zones, no driveway shall be located within forty feet 10 (40') of any right -of-way line of a street intersection. Said distances shall be 11 measured along the property line from the corner right-of-way line. (703.04B4) 12 13 5. Minimum Driveway Angle: The minimum driveway angle from a two-way 14 access street shall be sixty degrees (600), from a one-way street it shall be 15 thirty degrees (300). (703.04B5) 16 17 6. Driveway Approaches: Driveway approaches between the curb and the 18 property line shall be constructed of concrete, asphalt, brick pavers at a 19 strength capable of handling the weight of cars and trucks (generally stamped 20 on bottom of paver) or other hard surface pavement approved by the Public 21 Works Director. (703.04B6) 22 23 If concrete is used for the driveway, where there is no concrete curb or gutter, 24 the concrete driveway shall be held back two feet (2') from the edge of the 25 roadway. The remaining two feet (2') shall be surfaced with hot mixed 26 bituminous material. Prior to starting work, the owner or builder shall obtain a 27 permit from the Community Development Director or designee. (703.04B6) 28 29 7. Driveways: Driveways shall be constructed of concrete, asphalt, brick pavers 30 or other hard surface pavement approved by the Public Works Director. The 31 periphery of parking areas and drives shall be constructed with poured in 32 place concrete curbing. (703.04B7) 33 34 8. Driveway Elevation: The driveway elevation at the property line shall not be 35 more than ten inches (10") nor less than four inches (4") above the center line 36 of the abutting street with a maximum slope to gutter lines of 10%+ and a 37 minimum slope of 2%+. Driveways On Private Property: Residential driveways, shall be constructed 40 so that the edge of the driveway nearest to the side lot line shall be a minimum 41 of five feet (5') from the side lot line. Driveways On County Or State Roads: Where new principal structures are 44 constructed on lots contiguous to roadways designated as major thoroughfares 45 in the City's Comprehensive Plan, driveways servicing such lots shall be 6
