VARIANCE APPLICATION - 600 SEXTANT AVENUE WEST

We are requesting a variance from the City of Roseville's requirement that each
residential property have no more than 30% of the lot covered with impervious
surfaces. Our plan to do a 225 square foot three-season porch addition to the
rear of our house off of the kitchen will not be allowed because of this restriction.
We feel that this qualifies as a hardship situation because this rule will prevent us
from using our own property in the manner that we would like. We love the
neighborhood that we live in, and want to be in this house for a long time. It is
our opinion that this addition to our existing home will fit in with our area and we
expect that our neighbors will not have a problem with the addition as proposed.
While we recognize and respect the authority that the City has to impose this
30% rule, we will be very disappointed if we are not allowed to expand and
improve our home as we see fit.

It should be noted that the addition will have adequate gutter and downspouts
installed to direct water runoff to the side of our property, and not directly onto a
driveway or sidewalk that leads to the street. Although this situation is due in
part to the fact that we are on a minimum sized lot (11,040 s.f.), we don't feel that
this new porch will in anyway overwhelm the feeling of the neighborhood, nor
create a flow of water that will adversely affect the existing storm water system.
We therefore respectfully request that the City of Roseville grant us this variance
in order to obtain the necessary building permit and commence constructions of
this new three-season porch.
