<br />Community Development Department <br />651-490-2279 . fax: 651-490-2931 <br /> <br />May 13, 2003 <br /> <br />Bernard & Kathy Laur <br />600 Sextant Avenue <br />Roseville, MN 55113 <br /> <br />RE: Variance Application Review. <br /> <br />Dear Bernard & Kathy: <br /> <br />Thank you for your recent application seeking a V ARIANCE to allow the construction of a <br />porch on to the rear of your home. I have reviewed your application and the City Code and <br />determined that the application as submitted is incomplete, due to the absence of a scaled site <br />plan indicating existing conditions and the proposed porch addition. <br /> <br />Your proposal appears to meet all setback requirements of Section 1004.02D5 of the Roseville <br />City Code. Specifically, your addition will be a minimum of 20 plus feet from the east property <br />line, well in compliance within the Code requirement of 10 feet and be approximately 35 feet <br />from the rear yard property line, well within the Code required 30 feet. <br /> <br />However, I am unable to determine an existing and proposed impervious coverage for your <br />parcel. I have determined that impervious coverage is afforded up to 3,312 square feet (30%) <br />and I have estimated that you currently have approximately 4,083 square feet of driveway, pool <br />border and structure foundation on the parcel. Adding to that total your desire to construct a 225 <br />square foot porch would increase the total to 4,308 square feet. Based on this estimation a <br />variance of996 square feet (39% total coverage) would be necessary. <br /> <br />I have tentatively assigned your request to the Planning Commission's June 4 meeting; however, <br />you will need to submit a detailed site plan which includes the exact dimensions of all paved <br />surfaces and the footprint of your home, attached garage, and any accessory detached structure. <br /> <br />Please provide this necessary information to me no later than Tuesday, May 27. This required <br />submittal should complete your variance application.
