A - VARIANCE APPLICATION NARRATIVE. <br />RE: LOT COVERAGE EXCEEDING 30% MAXIMUM + FRONT YARD SETBACK. <br /> <br />1, The site survey calculations of the existing property reveal that the site is <br />near the maximum allowable lot coverage at 27.4%. The existing conditions <br />create a hardship in that the proposed addition, landscaping and future pool <br />area exceeds the 30% maximum. Any substantial addition would require a <br />variance in order to upgrade the1950's Rambler styled residence. <br /> <br />2. The existing site plan and survey indicates that the lot falls within the <br />category of an "undersized lot" for Roseville properties. This creates another <br />hardship which is inherent to the property. <br /> <br />3. The main entry Roof element requires a setback variance. lhe Roof extends <br />into the existing 31 .5' front yard setback approximately ten feet. The entry door <br />remains in it's same location with just the addition of a weather protective roof <br />over the front stair entry. The Roof also enhances the street image of the <br />existing residence. <br /> <br />Note: The City's Comprehensive Plan identifies undersized properties as <br />hardship candidates because of the inherent remodeling restrictions the <br />existing conditions present in concert with Lot Coverage restrictions. The <br />intention is to ease restrictions to allow improvement to these properties. <br />The proposed remodeling project has been accepted as a candidate by the <br />City's Design Review Committee for the "Rambler Remodeling Program" in <br />2003. <br /> <br />/'1'/ .
