I am requesting a set back permit or variance of 3 feet from the lot line to add an attached
garage to the existing garage at 562 Heinel Dr. A 10 foot wide addition could be added
and remain at least 3 feet from the lot line, which would be adequate for a 3 rd garage stall.
I have three cars, one being a collector, and I want to garage all the vehicles, not leaving
any of them out. Unfortunately, the lot is not wide enough to add a garage to either side
without a 3 foot set back permit.

The reason for deciding not to build a detached garage in the rear of the lot is the
accessibility. It would be very difficult (plus potential damage to landscaping) in getting
my vehicle to the rear of the lot, the construction would result in considerable damage to
the side and rear lot for concrete, materials and electrical/gas and the in-ground sprinkling
system for half of the rear yard would have to be redone.

I am very conscious of the appearance of an addition and have reviewed it with
contractors. I want it to look as close as possible to the existing garage and house. There
are drawings enclosed, which provide front and overhead views and I have discussed
options with contractors. There are other homes in the area with 3 car garages and I
believe there would be no impact on the neighborhood.

Approval by the necessary Roseville City officials is respectfully requested.

Owner and address of adjoining property is:

Kurt Viggers and Barb Willett
586 Heinel Dr.
