<br />I am requesting a set back permit or variance of 3 feet from the lot line to add an attached <br />garage to the existing garage at 562 Heinel Dr. A 10 foot wide addition could be added <br />and remain at least 3 feet from the lot line, which would be adequate for a 3 rd garage stall. <br />I have three cars, one being a collector, and I want to garage all the vehicles, not leaving <br />any of them out. Unfortunately, the lot is not wide enough to add a garage to either side <br />without a 3 foot set back permit. <br /> <br />The reason for deciding not to build a detached garage in the rear of the lot is the <br />accessibility. It would be very difficult (plus potential damage to landscaping) in getting <br />my vehicle to the rear of the lot, the construction would result in considerable damage to <br />the side and rear lot for concrete, materials and electrical/gas and the in-ground sprinkling <br />system for half of the rear yard would have to be redone. <br /> <br />I am very conscious of the appearance of an addition and have reviewed it with <br />contractors. I want it to look as close as possible to the existing garage and house. There <br />are drawings enclosed, which provide front and overhead views and I have discussed <br />options with contractors. There are other homes in the area with 3 car garages and I <br />believe there would be no impact on the neighborhood. <br /> <br />Approval by the necessary Roseville City officials is respectfully requested. <br /> <br />Owner and address of adjoining property is: <br /> <br />Kurt Viggers and Barb Willett <br />586 Heinel Dr. <br />
