.

It

"

PLANNING REPORT

DATE:
CASE NUMBER:
APPLICANT:
LOCATION:

6 August 1985
1504

Con/Spec Corporation

Northeasterly at Wagner
Place (see Sketch)

ACTION REQUESTED:

Rezoning
Special
PUD, and
Area

from R-1 to R-2,
Use Permi t for
Variance to Lower

PLANNING CONSIDERATIONS:

1. The property Is a 36,451 square foot area of land previously
considered by the City for rezoning from R-l ~R-2 for C. R.
Heckworthy, who ultimately proposed and the City approved a
divisinn In the three single la~ll) ~ts. The origInal
property was two lots zOIrta-1J'fngle family.

Mr. Heckworthy has concluded that putting three single homes
on the sight will nec~3itate the destruction of t~ature
trees ~h 1.1H: oank overlooking the parK and Lake McCarron' 3.
He is therefore having another try at designing an acceptable
three structure duplex plan. Proposed units are now smaller
and lower, and the co~mon access drive Is between the
northerly Clost and center structure. This elIminates the
problem of considerable concern to the Immediate neighbor to
the north who was contiguous to the proposed common acceCJs
drive.

It would appear that the proposed development will allow for
the retention of most of the trees, and with the lower
structures (now one and one-half story bungalows) should
solve the problem of the larger mass objected to by neighbors
in the original proposal.

Attached is a statement from the developer's architect, Steve
Jensen. Also atta~hed are reduced copies of the ~ite plan,
eleva tlons of the structures, and landscaping plan. The
variance in Florida Is from a minImum of 768 square feet to
688 'Jquarc feet.

We suggested to the applicants that they discuss these
proposals with the ne 1 ghbors whose opposi tion 11 kely
contributed to denial of the original request. The land area
reqUired of the development would be 34,500 square feet and,
