The property Is a 36,451 square foot area of land previously <br />considered by the City for rezoning from R-l ~R-2 for C. R. <br />Heckworthy, who ultimately proposed and the City approved a <br />divisinn In the three single la~ll) ~ts. The origInal <br />property was two lots zOIrta-1J'fngle family. <br /> <br />Mr. Heckworthy has concluded that putting three single homes <br />on the sight will nec~3itate the destruction of t~ature <br />trees ~h 1.1H: oank overlooking the parK and Lake McCarron' 3. <br />He is therefore having another try at designing an acceptable <br />three structure duplex plan. Proposed units are now smaller <br />and lower, and the co~mon access drive Is between the <br />northerly Clost and center structure. This elIminates the <br />problem of considerable concern to the Immediate neighbor to <br />the north who was contiguous to the proposed common acceCJs <br />drive. <br /> <br />It would appear that the proposed development will allow for <br />the retention of most of the trees, and with the lower <br />structures (now one and one-half story bungalows) should <br />solve the problem of the larger mass objected to by neighbors <br />in the original proposal. <br /> <br />Attached is a statement from the developer's architect, Steve <br />Jensen. Also atta~hed are reduced copies of the ~ite plan, <br />eleva tlons of the structures, and landscaping plan. The <br />variance in Florida Is from a minImum of 768 square feet to <br />688 'Jquarc feet. <br /> <br />We suggested to the applicants that they discuss these <br />proposals with the ne 1 ghbors whose opposi tion 11 kely <br />contributed to denial of the original request.
