This property IS contiguous to the Jim Casey property whIch the <br />PlannIng CommisSion and Council recently approved as a Prellmanary <br />Plat and Planned Unat Development providing for the development of <br />four slOgle-famlly lots wl~h a privately owned cul.de-sac provldang access <br />to these lots. That cul-de-sac already provides access to the Olson <br />property which conSists of 45,290 square feet or 1.04 acres. <br /> <br />2. Mr. Olson proposes to diVide his property into two lots which can be <br />done as a lot spILt since Mr. Olson's property IS currently an eXisting <br />platted lot. <br /> <br />J. Attached IS a drawing Illustrating the relationship of Mr. Olson's <br />properties (the two easterly lots) to that of Mr. Casey to the west. In <br />effect, thl3 becomes an extension of the Planned Unit Development <br />formerly approvt:d for the Casey property. <br /> <br />4. The next sketch IS a draWing of the Olson property alone indlcatang in <br />more detail the eXlstang location of the house and attached garage, <br />driveway, and lot dimenSions. You Will notice that the attached garage <br />is very near the easterly property Ime (west Side of Victoria Avenu€'). <br />A variance Vo~~ granted for the construction of thiS garage in this <br />faslllon. Though thiS appears to be very close, the right-of-way for <br />Victoria IS very Wide and the street, as you will note from the <br />topography, IS substantially below the qrade of the house site. <br /> <br />S. The new lot, for which there IS a buyer who IS ready to bUild on i~, <br />will have 17,158 square feet and will be 95 feet II' width. The <br />rem,unmg lot (to the east) Will have 3El,1J2 square feet. <br /> <br />6. It would appear that the ~roposed development will .~ork well as an <br />extension of the Casey Planned Unit Development and land diVISion. <br />The propos:)1 could be approved subJect to the preparation and hnal <br />review by the staff regardmg the following: <br /> <br />a)' ASSOCiation Documents relatmg to the maintennnce and ownership <br />of the common property. <br /> <br />b) ProVISion for appropriate casements for utility services and aU <br />engineering detail subJect to staff approval. <br />
