o

~ddenduro to Planning Report 5831

.

Page 2

The prQperty is zoned B~4, for whicr. a Special Use Permit is
required for site plan approval prior to development. The staff
has reviewed the site plan, and suggests that the plan will work
as proposed. In a typical office/service site plan, the ordinance
requires for the serVlce areas to be oriented toward a closed
court, to be created by structures or a wall. You will note in
the proposed site plan, there is a minimum of a~cess to the
service area, there being three overhead doors on the west side of
the complex, and two loading bays on the north side. Unde~ these
conditions, we ieel that the court yard requircm~nt 1s not
essential. The nWlwer of overhead doors and loading bays,
however, should be restricted to that which 1s shown on the site
plan.

Office/service use ~n a 8-4 Di~trict Js listed as a Spe~ial Use
and, therefore, a Special Use Pp.rmit should be acted upon in
addition to the Special Use Permit for sit~ plan approval.

Attached is a reduced copy of the site
elevations of the proposed structures.
present at the meeting to explain.
objectives of the development proposal.

This development is a part of the ~ax Increment Financing
District, and portions of these funds are belng used to correct
severe soil problem~ on the site.
