Matzke, 331-!l2l
Joel Matzke lS V1CC Prcsldent of Operatlons of the Everfresh
Food Corporatlon, located at 501 Huron Street Southeast,
Minncapol1s. This lS a food prucesslng company that makes
chow mein noodles and vanilla extracts, and they are
proposing to purchase the Re1lly Tlrc Company buildJng west
of Faitview, north of Pacific Door, for the purpose of
c~nstructing a new manufacturlng plant of 45,000 square feet,
with th1rty employces. They currently manufacture in north-
east Minneapolls lnear the University of Minnesotal, and
store their product 1n another location. Thelr business is
expanding, and they propose to do the processlng and distri-
bution in Roseville. rhe process1ng of food 15 a permitted
... use ln the I~l Dlstrlct, to ~hich this land is zoned.

We talked alout the development criterla and the ~ityts
objec~ive5 wich respect to use of land in this area. ~his is
a d1fflcult plcce, for the bulk of the property is buried
without s~re~t frontage to the west of the present builJlngs.
We noted the requircment for quality bUllding, and the necd
for control of odor, vibration, etc., not bClng perceptible
beyond the ~roperty lines. We agreed that Craig Waldron
could drop by the factory and look at the operation~ dnd
evaluate this question to the extent lt can be by a Sltc
visit.

We ~lso discu~scd the posslbil1ty of there belng a new offlCC
buildlng ~p on chc Falrvlcw Avenue frontage. Mr. Matzke, in
response to our ques~ion, ~otcd that the building would be
sprinklercd, and that planning for expansion is very impor-
tant in the1r crlteria.

They are 901ng to contlnue to look at ways in which the
property cauld b~ developed for their purpose, and possibly
be back for further evaluation of the usc for this site.

e

2. Dezurlk, 776-1100
Ted DOZU~lh is a bUllder/developer Interested ln bUllding
multi-family townhouses ~n Rosevllle. He 15 intcrested in
the Lake OWasso Matlna property, and we reviewed the develop-
~cnt constraints with respect to that pro~~rty, ernphaslzing
the R-l zoning, ana the poss~blc complexity ln gctting the
land rezoned for multl.family purposes.
