The property in question is a 7.85 acre tract which is <br />indicated for future high density residential development on <br />the Comprehensive Plan. The property is zoned R-3 except <br />for the northerly 110 feet (100 feet of depth off of <br />Grandview Avenue) and two lots which are zoned R-1 (now <br />oceupied by two single family homes). <br /> <br />Attached is a statement from the applicant and seven sheets <br />of redu,ed copies of development plans of the proposal. <br /> <br />2. The developer is York ton Limited, Inc., owned by O. Larry <br />Lee, a metropolitan firm having done considerable <br />development in the northeasterly quadrant of the <br />Metropo:U tan Area. The proposal is to develop a complex <br />with four principal struetl1res each occupying a separate <br />parcel for which a preliminery plat is proposed. <br /> <br />The development will be served by a private roadway and <br />thus, a planned unit development is proposed providing <br />COI&:100 access off the private street system serving the <br />parking areas and access to the garages under the proposed <br />two major structures consisting of 18 elderly housing units <br />in each. The pri va te street system will extend from a <br />public cul~de-sac at the west end of Lovell Avenue to <br />Lexington Avenue to the west. The street, though open to <br />the public, will be maintained by the joint ownerShip of th~ <br />land. <br /> <br />3. <br /> <br />The principal Jevelopment on the property will be two <br />structures for senior c1 tl zens occuoancy on a 5.87 acre <br />site.
