Approval of Amended Planned Residential Development <br /> <br />PlANNING CONSIDERATIONS: <br /> <br />1. In the fall of 1967" the Ban-Con Compar\y submitted a development plan for <br />opproximately 31 acres of land In eastern Rosevdle between County Road 82 <br />and Minnesota Avenue, west of Rice Street. The propertIes consISted of most <br />of the undeveloped land in the area and represented an attempt to devise 0 <br />more efficient development pattem than the previous grid pattern applied to <br />the area many years ago. A preliminary plot <rid 0 plarmed unit development <br />WQS prepared for the entire project which WQS approved by the Planning <br />Commission and Council. It WQS understood the plan would be developed on 0 <br />stage basis and the land was divided into four mojor blocks for this purpose. <br />You will note on the sketch at the left, a busJrless area (zoned B-2) along Rice <br />Street, two townhouse areas (zoned R-6) and on apartment orea In the center <br />(zoned R-3A). The subject for this healing is the amended detailed plan for the <br />R-3 area in the center. <br /> <br />2. The original design proposed 0 total of 208 Units for this area to be constructed <br />in the form of four pairs of buildings. The revised proposal cOl'lsis", of 207 units <br />to be constructed in the form of two larger buildings with underground parking <br />provided for 230 spaces. The original large scale drawings of the development <br />design, os well os the more detailed amended p~oposal, will be available for <br />examination at the hearing. <br /> <br />3. The propos.al includes 96 two b~droom unl'S and 111 one bedroom units. The <br />two bedroom units Naufd require 268,800 square feet (at 2,800 square feet per <br />unit) and the one bedroom units would require 222,000 (at 2,000 square feet <br />per I.Init. At these densities, total lond area would require 490,800 square <br />feet. The 230 garage spaces allow 0 cred" of 69,000 at 300 sqvare feet per <br />space, thus producing 0 net land area requ ,rement of 421,800 square feet.
