In the fall of 1967, the Ban-Con Cotnporly submitted 0 development plan for <br />approximately 31 acres of land in eastern Rosevil/e between County Rood 82 <br />and Minnesota Avenue, west of Rice Street. The propertiC$ consisted of most <br />of the undeveloped land in the area and represented an attempt te devise 0 <br />more efficient development pattern than the previous grid pattem opplied to <br />the area many yeall ago. A preliminary plot aid 0 ploMed unit developnent <br />WOl prepared for the entire project which WQ$ opproved by the Flanning <br />Commission and CQl./ncil. It wca understood the plan would be de..eloped on a <br />stoge basis and the land was divided int.. four INljor blocks for this purpc... <br />You will note on the sketch at the left, a buslneu area (zoned 8-2) along Rice <br />Street, two townhouse areos (zoned R-6) and an apartment area in the center <br />(zoned R-3A). The 230 garage spoc~ allow a cred., of 69,000 at 300 square feet per <br />space, thus producing a net land area requIrement of 421,800 square feot.
