The site <br />plan includes a pr1vate drlve and walkway which winds t~rough the <br />proJect providing easy a~cess to each Indlvidual townhouse <br />cluster. <br /> <br />Important to the design and asthetic appeal of the proj~ct is the <br />upscale incorporation of mature land~caplng thro~9hout the site. <br />A specific area of concern 1S the western boundalY of th~ site <br />borderIng the res1dential neighborhood, Special emphasis has been <br />placed on this particular area. The landscape plan calls for 4 to <br />5-foot burms separating the proposed low-density townhcmes from <br />t~e existing residential houses. In addItion, mat~~e 14-foot <br />p~nes will be used to add instant mature landscaping and prOVide a <br />sense of balance and beauty to the neighborhood separation. <br /> <br />The Lexington has been designed with t~e Intent of co~structing <br />luxury prodnct consistent with the needs of the Roseville market& <br />The Lexington Incorpurates two distinct product types: (1) an <br />eight-unit, two-story townhouse style buildIng: nnd (25 a <br />three-story elevator building. <br /> <br />The townhouse style buildlng will contdln ei9ht unlts of one-, <br />two- and three-bedrooM UOltS. The building WIll conslst of wood <br />frame constructIon that wI~1 prov1de Indlvidual garage stalls <br />wrich are accessIble dlrectly from each lndivldual unit. The <br />~xterior of each building WIll be a blend of five-foot brlck <br />wainscoting and four-inch steel at alu~lnum siding materlal. Each <br />bLlldlng WIll contain eight outside parkIng stalls for residen~s <br />or vlsitinq guests. <br /> <br />The larger bUllding will consist of ~hree-story wood frame <br />construction that will provlde one level of underground enclosed <br />parkIng. ToL~l park~ng avallabillty on Glte will be two to one. <br />The physical mdSS of eacn building will be curtailed by varIOUS <br />jogs in the bUllding Cteatlng a smaller b~i:dlng face. Each <br />building will conSIst of one-, two- and thr~e-bedroom ~nlts, The <br />tnree-bedroorn unlts will secure the ends of each bUIlding floor <br />wlth the balance of the unlt mix be{ng one- and two-bedroom <br />conflguIat1ons.
