Waldron, community Development Director <br /> <br />FROM: Rick Jopke, Planning and Zoning Administrator <br /> <br />SUBJECT: Cin-American/Reiling site North ot City Hall <br /> <br />I have reviewed and analyzed the development potential ot the <br />~bove mentioned site under the exinting zoning and determined the <br />following: <br /> <br />1. Tho western 150 feat of the site is zoned R-2 Two-Family <br />residential. Permitted uses in this district include single <br />family dwellings, two family dwellings, f;chools, churches, <br />and public buildings. Uses by Special Use permit would <br />include utility service structures, recreational facilities, <br />day care centers, dormitories, mineral extraction, and <br />agricultural uses. <br /> <br />Assuming that the site was devoloped with two family uwellings a <br />total of 2-0 two family dwellings (40 dwelling units) could be <br />built. Thes3 dwellings could be 2~ stories high and could be <br />located within 30 feet of the west property line. <br /> <br />Can AJIlerican ie proposing to construct 6 eight unit two story <br />buildings (48 total units) 35 feet from the west property line. <br /> <br />2. The western 570 feet for the site is zoned se Shopping <br />Cente:-. The permi tted uses and special uses in the Be <br />district are the same as the B-2 Retail Business district. <br />Permitted uses include retail, commercial, offices, <br />theatres, restaurants, health clubs, medical and dent31 <br />offices, and schools. Uses by special use permit itl.clude <br />amusement establishments, new car sales, hotels, mo~tuaries, <br />gas stations, car washe,\, fast food restaurants, liquor <br />stores, and daycare cente-. A detailed list of permitted <br />and special uses is attach~d. <br /> <br />Under the requirements of this district, the property owner could <br />construct a 225,000 square foot single story shopping ~enter ~r a <br />two story structure with a maximum area at 450,000 square feet. <br /> <br />The structures wculd ha'/e to be setback at least 100 feet from <br />streets. There is snfficlent area on the site to meet setback <br />rcquireJ:'lents and still construct the maximum floor areas <br />discussed above. <br /> <br />ean-Ame:dcan is proposing to construct S eight unit mUlca-family <br />buildings, 3 seventy flve unit multi-family buildings (total of <br />273 dwelling units), and a 40,000 square foot retail c~nter in <br />this area. <br />
