Grigqs street <br />Roseville, MN 55113 <br /> <br />Recently, I received a copy of a letter you sent to Arnie Greg~ry <br />of Can-American Realty corporation concerning the proposed <br />development in your neighborhood. Thank you for taking the tim~ <br />to inform us of potentia' problems associated with this project. <br />This letter will address Concern No. 1 WATER DRAINAGE from your <br />letter. <br /> <br />As you are aware, Can-American Realty has proposed a mixture of <br />residential dnd business development along Lexington Avenue <br />between Woodhill Drive and County Road C-2. As part of the <br />development scheme, the current ball field will be turned back to <br />the city and devAloped by the city as a city ball park. In <br />addition, land has been allocated to allow for the expansion of <br />the VFW facility. <br /> <br />As such, Can-American is responsible to the city to provide <br />ade~~ate drainage of th~ property they plan to develop. Be <br />assured that they have cooperated fully with the city's <br />engineering staff and have in~luded in their plans provisions for <br />stcrmwater nn"off. <br /> <br />subsequently, the drainage of the city and VFW properties must be <br />resolved. As part of the procedure for obtaining a building/ <br />grading permit, the City of Roseville requires applicants to <br />submit a detailed drainage plan. This plan must fully account <br />for storm run-off and must pass review by the city engineering <br />department prior to issuance of a permit. Both the city nnd the <br />VFW are requi~ed to obtain building prrmits. Therefore, drainage <br />of those properties will be addressed at that time. <br /> <br />As you stated, the current VFW parking lot does not have curb and <br />gutter, thus allowing water to flow to the north. As a matter of <br />c'ty policy, the expanded VFW parking lot wlll be required to be <br />fully paved and have concrete curb an~ gutter. The addition of <br />curb and gutter will make it feasible to direct parking lot <br />drainage in a mor~ responsible direction--south to ~oo~hill <br />Drive. <br /> <br />.2UIU C1\ [(.
