" August 30, 1988 To: Members of R~sevllle Planning Commlssion Re: Development of Approximately 30 Acres at Lexlngton Avenue and Woodhlll Drive Planning Commlssion Members: I am at~aching a revised renderlng of the site plan previously approved by the plannlng Commission on July 6, 1988. 10 an attempt to compromise with the neighborhood community, we have made 3ubstantial changes on the revised plan as follow~: 1. Downsize the Project: In an effort to create less density, yco will notice that we have agreed to downsize the project from 321 rental units to 254 rental un~ts. The most notable change is the elimination of one of the three-story buildings along Lexington Avenue. 2. Executive Sl~gle-Fa~ily Housing: Can-American has incorporated siA executive singJ2-fa~lly home sltes lnto the north end of the site. It is anticlpated that these sltes will be sold to a locaJ Roseville single-famlly home bUllder. It is lmportant to note that the ~and owner has agreed to cul-de-sac County Road C-2, pendlng the approv~l of the attached plan. The balance of the plan remains prlmarlly the same as previously submitten. The retail piece wlll be 20,000 square feet of leasable space, the VFW wlll purchase approximately 30,000 qqua~e feet to expand thelr parking lot, and the Clty will recelve ~ 3.5 acre ballf1eld. Both the interior and exterior buildlng quallty remains unchanged. Each three-story bUllding exterior will be approxlmately 80% brick with 4-inch aluminum lap siding incorporated into the design from the base of the tnir~ story windows. Each townhouse buil~lng will have approximately five feet of brick walnscoting wlth the incorporation of lap siding.
