Oescr1be the proposed project completely (Attach additional sheets as <br />necessary.). <br /> <br />The proposed projeet is the development of 254 multi-family resldenttal <br />units, six single-family residential units, 20,000 square feet of ret~11 <br />spacel and 3.6 acres of parkland on a 3D-acre site In Rose~1lle. The <br />residential ~evelopment will Include two 75-unltl 3-story buildings <br />located on the easterly portion of the site. thirteen eight-unit <br />buildings located on the westerly portion of the site, and six slngle- <br />f~lly lots on the north side of the $lte. The existing single-family <br />residences to the west will be buffered fr~~ the proposed residential <br />uses with a combination of four to five-foot benns, mature plantlngs of <br />pines, and a minimum fifty-foot buffer between the proposed buildings <br />and the single-family property lines. There will be 504 parking spaces <br />associated with the residential development with half on the surface and <br />halt In underground garages. The residential development wIll Includ~ a <br />clubhouse and outdoor swimming pOOl. <br /> <br />The 201000 square feet of retail space will be convenlence-orlenttd <br />retail with 110 associated parktng spaces. The reta11 center is likely <br />to Include a convenience store and posSibly a video store, a dry <br />cleaner, a barber, and a drug store. The project Includes t~e developw <br />ment of 3.6 acres of cIty park and the transfer of approximately 0.7 <br />acres of land to tne existing VFH post to be used to expand their <br />parkIng area. <br /> <br />The pro~ect Site Is bounded by County Road Cl or. the north. Lexington <br />Aven~e on the east. Woodhlll Drive on the south, and existing slngle- <br />family residences along North Griggs Street to tl~e w~st. Access to the <br />project will be to and from Lexing~on Avenue Co~nty Road C2 wl1i be <br />cul-de-saced north of the site and ~11i provide access to the six stngle <br />family lots. <br /> <br />6.
