About three years ago Gordy Howe Real Estate company <br />proposed and the City approved a Planned Unit Development <br />on this site consisting of 61 apartment units and an <br />office build1ng in the =outheast corner of the si~e. The <br />land is zoned R-3A and Limited Business and h~s been <br />platted as indicated 1n a copy of the attached section <br />map. You will note that it is platted as Lot 2, Block 1 <br />of Werner Heights. Lot 1 is that portion of the site <br />reserved for the office buil~ing which is not being <br />propo5e~ as a part of this am~nded PUD. However, you will <br />note that the current proposal includes an area of land 65 <br />feet in width that was being reserved for potentlal <br />expanslon of the country Kitchen site to the north and <br />east of this parcel. Thus, the current proposal is for a <br />parcel of land lalger than that originally approved. <br /> <br />2. Attached is a copy of the statement and a series of <br />drawings presented by the nrutger Companles. You will <br />notice that the statement includes a comparative analysis <br />of the original PUD approved and the current proposal. <br /> <br />3. The emphasis of the staff in discussions of t~is <br />development with the applicant has been to e~ther build <br />the development as or.iginally approved (the Gord~n Howe <br />PUD propo$al), ~c propo~e improvements that would make the <br />development better. <br /> <br />4. There are two princlple changes here which make the <br />current ~roposal substantially dlfferent from the previous <br />one. Ona is that the Brutger Company proposes to ret'outc <br />the sewer line that runs through th~ property to allow ~he <br />buildlng to be moved further south. Thus, they are <br />estahllshing a new proposed mlnimum setback of 50 feet <br /> <br />
