<br />@ <br /> <br />June 7, 2002 <br /> <br />To Whom It May Concern: <br /> <br />Synergy Motor Car Company would like to use the lease hold facility at 1900 Oakcrest, Bay 9, <br />in Roseville, MN for the purpose of leasing new automobiles and the sale and leasing of used <br />automobiles. The office space (approximately 1,400 sq.ft.) will be used for the daily operations <br />associated with the sales and leasing of new and used automobiles, including but not limited to <br />titlework, accounting, financing, direct contact with clients thru telephone and computers, <br />meetings with vendors, and other business related activities <br /> <br />The remaining 4,600 sq. ft of warehouse space will be utilized as an indoor showroom and <br />display area for the new and used automobiles. Approximately 10-20 vehicles at anytime will be <br />parked inside for display purposes. Also we will have approximately a 10 foot by 20 foot area <br />used for general vehicle cleaning (washing and vacuuming). No repairs would be made on the <br />vehicles on site. All work would be farmed out to other vendors. Occasional light bulb changes <br />fuse replacement and other minor adjustments would be done in house. <br /> <br />We hope to have permission to park 5-10 vehicles in our outdoor parking area for display <br />purposes. This would still leave ample parking for consumers and would not infringe on other <br />tenants. These vehicles would be parked inside each night to reduce the chance of vandalisms or <br />theft. Information on vehicles would be limited to two 8 by 11 inch vehicle warranty and <br />informational papers.
