<br /> <br /> <br />September 3, 2002 <br /> <br />Mr. Joel Berntsen <br />660 Heinel Drive <br />Roseville, Minnesota 55113 <br /> <br />RE: Setback Permit for constructing a master suite addition. <br /> <br />Dear Joel: <br /> <br />On Thursday, August 29,2002, the City of Roseville Development Review Committee (DRC) held the <br />hearing regarding your request to encroach seven feet into therequired ten foot side yard (south) setback <br />with a living area addition. The DRC recommended approval of the seven foot encroachment for the <br />master bedroom portion of the addition; however, concluded that the walk-in closet should be reduced by <br />two feet, encroaching only five feet into the required ten foot side yard setback. <br /> <br />The purpose of this letter is to inform you that I concur with the reasoning set forth by the DRC and have <br />approved the Setback Permit. <br /> <br />I also concur with the DRC condition attached to the setback permit, which condition stipulates that: <br />1. Redesign of the walk-in closet to only encroach jive feet into the required side yard <br />setback. This is a reduction of two feet from the proposed drawing. <br />2. Gutters being installed on the home to properly direct roof drainage away fi'om your <br />structure and neighboring properties. <br /> <br />The City Council's approval of your lot coverage variance still applies; however, is reduced based upon <br />the DRC's approval of your Setback Permit. The revised addition must indicate the new square footage <br />and must accompany your building permit application. The 10-day Setback Permit appeal time line ends <br />on Monday, September 9 at 4:30 p.m. after which the permits can be issued. However, you may submit <br />your revised building plans at any time, as soon as they are available.
