<br />6.0 STAFF RECOMMENDATION: <br /> <br />6.1 Based on the information provided and the findings in Section 5 of this project report, <br />staff recommends approval ofa 571 square foot 'lot coverage" variance to Section <br />1004.01A6 of the Roseville City Code for Joel Brentsen to allow certain home and site <br />improvements at 660 Heine1 Drive subject to the following conditions: <br /> <br />A All building and site improvements shall not exceed 4,361 square feet of <br /> <br />. . <br />ImpervIOus area. <br /> <br />B The review and approval of a building permit consistent with the approved plans <br />and variance. <br /> <br />C The installation of roof gutters to properly direct roof drainage away from the <br />adjacent properties. <br /> <br />D Apply for and receive a Setback Permit to encroach 7 feet into the 10 foot <br />required side yard setback. <br /> <br />7.0 PLANNING COMMISSION ACTION: <br /> <br />7.1 On August 7, 2002, the Roseville Planning Commission held the public hearing <br />regarding the Berntsen request. One adjacent property owner was present to address the <br />Commission, related to existing tree removal. Mr. Berntsen answered the question <br />indicating that the existing three coniferous trees would remain. <br /> <br />7.2 The Commission voted (5-0) to recommend approval of the requested variance, based on <br />the findings in Section 5 and conditions of Section 6 of the project report dated August 7, <br />2002. <br /> <br />8.0 SUGGESTED CITY COUNCIL ACTION: <br /> <br />8.1 Adopt a resolution approving the request by Joel Berntsen, 660 Heniel Drive for a <br />571 square foot (5%) variance to Section 1004.01A6 of the Roseville City Code, <br />allowing certain home and site improvements based on the findings in Section 5 <br />and conditions of Section 6 of the project report dated August 19, 2002. <br /> <br />Prepared by: Thomas Paschke (651-490-2236) <br /> <br />Attachments: Location map, narrative, site plan, aerial photo, and draft resolution. <br /> <br />PF3413 - ReA 081902 - Page 4 of 4 <br />
