<br />2.3 The subject property, Suite "C", is a vacant tenant space within the Tower Glenn <br />commercial strip center located between Long Lake Rose and Interstate 35W on the <br />south side of County Road D. <br /> <br />2.4 Tower Glen has a land use designation of"B", Business and a zoning designation ofB-4, <br />Retail Office Service District. <br /> <br />2.5 United Check Cashing has made this request to operate a retail currency exchange <br />business on the premises. <br /> <br />3.0 STAFF COMMENT <br /> <br />3.1 The Community Development Staff and City Attorney have reviewed the request by <br />United Check Cashing and determined, that as in the past with Pawn America <br />(McCarrons Hills Shopping Center) and MoneyExchange (Lexington Plaza Shoppes), <br />this request falls under the guidelines of a permitted use within the B-4, Retail Office <br />Service District as a bank or financial institution. <br /> <br />4.0 STAFF RECOMMENDATION <br /> <br />4.1 It is recommended that the Roseville City Council approve the request by George Frambo <br />and United Check Cashing to operate a currency exchange business within Suite "C" at <br />2219 County Road D. <br /> <br />5.0 SUGGESTED CITY COUNCIL ACTION <br /> <br />5.1 By motion, recommend approval (approval with conditions or deny) ofthe request by <br />George Frambo and Global Financial Outsourcing Services, Inc. to operate a <br />currency exchange business under the name United Check Cashing within Suite <br />"C" at 2219 County Road D. <br /> <br />Prepared by: Thomas Paschke (490-2236) <br /> <br />Attachments: Property location map; application. <br /> <br />PF3416 ReA 081202 Page 2 of2 <br />
