Roseville Planning Commission Meeting Wednesday, May 1, 1985 Planning File 1590 - Northwestern District of the Christian -- and Missionary Alliance Church application for amendment to the Comprehensive Plan at 1813 Lexington Avenue. Presentation Mr. Dahlgren indicated the applicant proposes to amend the Comprehensive Plan by changing the property at 1813 Lexington Avenue from low-density residential to limited business. If approved, they would then apply for a rezoning to permit the construction of a church headquarters office building. The building would be one story, with a residential character. Mr. Dahlgren stated the City has a policy of not expanding the commercial development along Lexington Avenue, but he felt this miaht be a aood place to terminate the commercial zone on the west side of Lexington with this limited business office building. Discussion Mrs. Dressler asked if the property would be tax exempt. Reverend Powell, representing the church, indicated it had been determined at this time, but they would be attempting have it designated as tax exempt. not to Mrs. Johnson asked what types of uses could occur in limited business. Mr. Dahlgren responded that permitted uses in the limited business zone included office buildings, medical and dental services, private clubs and a few other uses. Mr. Bill Pothen, representing his mother who lives at 1125 Garden, asked why the driveways for the parking lot were on Garden rather than Lexington, and also why the parking lot is located so close to his mother's lot. Reverend Powell indicated that it was more difficult to get out on Lexington Avenue, and felt it would be safer to have the driveways onto Garden. Mr. Pothen indicated the architecture of the building was pretty good. He felt that Garden Avenue was a good place to stop the commercial zone, and that this lot should remain for residential. Recommendation Berry moved, DeBenedet seconded that Northwestern District of the Christian Missionary Alliance Church application for amendment to the Comprehensive Plan at 1813 Lexington Avenue be approved.
