Community Development Department
651.490.2279 . fax: 651.490.2931

September 17, 2002

Ms. Carol Mordorski
2241 Dellwood Street
Roseville, Minnesota 55113

RE: Setback Permit for constructing a new two car garage.

Dear Carol:

On Thursday, September 12, 2002, the City of Roseville Development Review Committee (DRC) held
the hearing regarding your request for a 2 foot setback permit to allow the construction of a two car
garage 3 feet from the side (north) property line. The DRC recommended approval with the condition
that no additional drainage onto adjacent property will occur.

The purpose of this letter is to inform you that I concur with the reasoning set forth by the DRC and have
approved the Setback Permit.

I also concur with the DRC condition attached to the setback permit, which condition stipulates that:
1. Grading around the new garage be done to ensure that water be allowed to drain based
upon the natural drainage pattern around the new garage and to the back of the yard.
In addition, the driveway should include a slight slope to ensure that the majority of
the water drains to the street instead of to the north.
2. Gutters being installed on the home to help direct the roof drainage away from your
structure and neighboring properties.

The 10-day Setback Permit appeal time line ends on Monday, September 23 at 4:30 p.m. after which the
permits can be issued. However, you may submit your revised building plans at any time, as soon as they
are available. In addition, if you get signatures from your neighbors to the south and north that they will
not appeal the permit may be issued sooner. (It normally takes 5 working days -first come, first serve- to
review and issue all permits.)

Please contact Gerry Proulx, at 651-490-2233 regarding the building permit application process and/or
Thomas Paschke, 651-490-2236, regarding the status of your Setback Permit.

Best Wishes on your construction,

CITY of ROSEVILLE

Dennis P. Welsch (651-490-2232)
Community Development Director

cc: PF3428
