<br /> <br />Community Development Department <br />651-490-2279 . fax: 651-490-2931 <br /> <br />October 22, 2002 <br /> <br />Marcia and Tim Brucciani-Horvath <br />1717 22nd Avenue N.E. <br />Minneapolis, MN 55418 <br /> <br />RE: City Council Action re: Your request for a Variance, 1900 Gluek Lane No. <br /> <br />Dear Marcia and Tim: <br /> <br />This letter is to confirm the Roseville City Council's action, at the October 21, 2002 meeting, <br />relating to your request for a Variance to construct a single family home within 50 feet of a <br />wetland. <br /> <br />The Council, by a 5-0 vote, approved your request for a Variance, with conditions, as follows: <br /> <br />Approve a resolution granting a 40 foot variance to Section 1016.1 6A (Structure Design <br />Standards) of the City Code to allow construction of a principal structure, attached <br />garage and other site improvements on the vacant parcel lying on the south side of North <br />Gluek Lane, based on project reportfindings (dated 10/21/02), and provided the <br />following conditions are met: <br /> <br />A Setbacks established for this parcel of: Front Yard - 30 feet; Rear Yard 30 feet; Interior <br />Side Yard (east) 10 feet; and Wetland Side Yard (west) 10 feet. <br /> <br />B The proposed principal structure and attached home plan being revised to meet the newly <br />established setback requirements indicated above. <br /> <br />C The principal structure meeting the requirements of Section 1016.17 A of the City Code, <br />which may require a lowest floor elevation of three feet above the "new wetland <br />boundary", an item reviewed and approved by the City Engineer. <br /> <br />D The City Planner receiving notice of approval from the Rice Creek Watershed for the <br />proposed wetland revision plan. <br /> <br />E The City Planner and applicants to work with the Rice Creek Watershed on additional <br />buffer strip landscaping between the proposed home and wetland, should the Watershed <br />deem the additional landscaping beneficial for wetland protection. <br /> <br />F The review and approval of a building permit consistent with the approved plans and <br />vanance. <br /> <br />2660 Civic Center Drive +:+ Roseville +:+ Minnesota +:+ 55113 <br />651-490-2200 +:+ TDD 651-490-2207 +:+ www.ci.roseville.mn.us <br />
