The house waS <br />built in 1977 and when we first purchased it we had intended for it to be our "starter" <br />house. Four years ago we finished the lower level ofthe house and added an office <br />entertainment area and finished the roughed in bathroom. Since that project was finished <br />we have looked at the existing market and have determined that for a house our size in <br />Roseville the dining room seemed the only area that was too small for our needs. We <br />entertain frequently and know the expanded space would allow us to stay in this <br />particular house for years to come. We have come to love all the parks and amenitje~ that <br />are so close to our front door. We appreciate how well RosevilJ e maintains its streets and <br />its services such as plowing, recycling and leaf removal are excellent. We are not able to <br />expand the dining room area upw8xd or on either side, our existing dining area is on the <br />back of the house and to reconfigure the bedroom on the front of the house into a dining <br />area would be a major interior remodeling project. The logical place for the expansion <br />would be on the back of the house which is already in violation of me 30 foot setback <br />code. The other violation we need to consider is percent of structure to lot. I have <br />calculated the square footage of the structures on the old site plan that no longer exist (see <br />note on new site plan) to be 300 square feet and the the new structure would be 320 <br />square feet. lam hoping that the extra 20 square feet wOllld be considered minimal. I <br />think our percentage of structure to lot is also in line if not a small er percentage compared <br />with neighboring homes. We are hoping that the addition will keep uS in tine with the <br />newer market homes being built in the surrounding suburbs and keep us in the Roseville <br />area far years to come. <br /> <br />Thank you, <br /> <br />Martha and John Seal <br />
