<br /> <br />October 8, 2002 <br /> <br />Mr. Dean Pankonien <br />2825 Marion Street <br />Roseville, MN 55113 <br /> <br />RE: Setback Permit Application for Garage Addition, P F#343 7. <br /> <br />Dear Mr. Pankonien: <br /> <br />Thank you for your recent application seeking a Setback Permit to turn your existing single stall <br />garage into a two stall garage. I have reviewed the application and the building permit file and <br />concluded that the Setback Permit application is inappropriate. Specifically, I have calculated <br />how the proposed addition will impact the impervious coverage allowance each residential lot is <br />afforded and concluded that your proposal exceeds the maximum allowed on your parcel. <br /> <br />Section 1004.01A6 of the Roseville City Code (Maximum Total Surface Area) affords each <br />residential property owner a 30% impervious coverage based upon the total lot size. In the case <br />of your parcel this allowance cannot exceed 30% of 11,722 square feet or 3,517 square feet. I <br />have determined that existing conditions and those proposed will total 3,744 square feet, which <br />amount, 227 square feet, will require a variance in order to begin your garage enhancement <br />plans. <br /> <br />Here area few options to consider: <br /> <br />. You can calculate your parcel's current impervious coverage by measuring all structures <br />at their foundation and calculating all paved surface area by measuring their size. In the <br />case ofa driveway, only measure to your front (street right-of-way, not curb edge) <br />property line. Submit this information to my attention for review and verification. If the <br />square footage total is different (lower) we may be able to proceed with your Setback <br />Permit request. <br /> <br />. You may give consideration to eliminating a portion of your current paved surface or <br />shed removal to get below that necessary to proceed through the three week Setback <br />Permit process versus the two month Variance process. <br /> <br />.
