<br />Attachment to Division of Land Application <br /> <br />The reason we want to subdivide this property is to build a <br />new home on division B of the property . We currently <br />own over an acre of land which has been in the <br />HUlnphreys' fan1ily since 1948 . We purchased the property <br />from Dennis's parents and he grew up in the home we <br />currently reside. We have lived here ourselves for over 22 <br />years and raised our 5 children in the Roseville area and <br />school system. The subdivision of the lot would be a way <br />that we could afford to build a new one-level home suitable <br />for retirement and continue to reside in Roseville. One of <br />our children would like to purchase our existing home and <br />raise her family in Roseville. <br /> <br />Our intention is to build a three-bedroom rambler valued <br />at approximately $200,000, which is in consistence with the <br />homes in the surrounding area. While it is an older area, <br />there have been several new homes built in recent years. <br /> <br />As you can see from the attached diagram, the property is <br />landlocked on all sides. Directly to the north of the <br />property is an existing pond area which will not be <br />developed. The division B would have over 40 feet of <br />frontage on Burke Avenue. Division A parcel would be <br />extended to 160 feet deep instead of the approximate 147 <br />feet depth of neighboring properties. <br /> <br />We have discussed our intentions with our immediate <br />neighbors and they are all in favor of us proceeding with <br />these plans. <br />
