<br /> <br />no case shall the living space floor area of the guest house be larger than thirty (30) <br />percent of the principle building's total square footage ofliving space nor greater than <br />eight hundred (800) square feet nor have more than two (2) bedrooms. <br />C. Accessory guest house dwelling units shall have at least 450 square feet of living <br />space. Living space square footage for the accessory unit shall be exclusive of utility <br />rooms, common hallways, entryways or garages. Living space for the guest house <br />shall include a kitchen with cooking facilities, a bathroom and a living room. <br />D. No additional driveway aprons shall be added to the lot as a result of the accessory <br />unit construction. <br />E. The principle structure (house) must be owner-occupied. <br />F. A minimum of two off-street parking spaces shall be provided on the lot for the guest <br />house unit, one of which must be enclosed. <br />G. The guest house unit and principal unit must meet the applicable standards and <br />requirements of the City Code, Building Code, Ramsey County Health Codes and <br />Fire Codes. <br />H. The principle structure, the accessory guest house dwelling unit building, and the lot <br />or parcel shall remain in single ownership and title. <br />1. No more than one accessory housing unit may be established on a detached single <br />family home lot. <br />J. The minimum lot size shall be 15,000 square feet. Lot coverage by impervious roofs, <br />paving, or structures shall not exceed 30%. <br />K. An accessory guest house dwelling unit shall adhere to the same required setbacks for <br />the zoning district(s) in which the principle structure is located. <br />L. The maximum height shall be two stories or 30 feet in height, but no higher than the <br />principle structure, whichever is less. <br />M. The guest house accessory unit shall have a separate utilities from the principle <br />structure. The guest house shall have direct connection to city sanitary sewer and <br />water lines and be metered separately from the principle structure. <br />N. A guest house accessory unit shall have a annual rental license. The owner of an <br />accessory guest house unit shall apply for an annual code compliance inspection and <br />annually renew an accessory guest house unit rental license. <br /> <br />3 <br />
