<br />File 2002006 <br />Page 7 <br /> <br />(g) The owner of the property shall reside in the principal dwelling unit or in the <br />accessory dwelling unit. <br /> <br />This condition would help to preserve the neighborhood character by limiting the change <br />in tenure within the neighborhood. <br /> <br />(h) Rental ofthe accessory dwelling unit, or rental of the principal dwelling unit ifthe <br />property owner resides in the accessory dwelling unit, shall require a City license <br />pursuant to Chapter 4 (Housing and Redevelopment) of the City Code. <br /> <br />This condition requires the property owner to obtain a rental housing license from the <br />City in order to rent. The rental license process requires inspections to insure the safety <br />of the unit and its occupants. <br /> <br />(i) There shall be no separate ownership of the accessory dwelling unit. <br /> <br />This condition would require both the principal unit and accessory unit to remain under <br />one ownership, and not become separated from one another by subdivision or <br />condominium platting. The ordinance is not intended to provide an indirect means of <br />allowing two ownership units on an existing single-family lot, but rather is intended to <br />allow a subordinate rental unit on the same lot. Separate ownership of the units would <br />alter the single-family character of the property and neighborhood. <br /> <br />(i) In addition to the parking spaces required for the principal dwelling unit on the <br />lot, two (2) off-street parking spaces shall be provided for an accessory dwelling unit. <br />Such accessory dwelling unit parking spaces shall not conflict with the principal dwelling <br />unit parking spaces, and shall comply with the requirements of this Chapter. <br /> <br />This condition would ensure that sufficient off-street parking is available on the site. <br /> <br />(k) An accessory dwelling unit shall have a separate address from the principal <br />dwelling unit on the lot, and shall be identified with address numbers pursuant to Chapter <br />4 (Building Code) of the City Code. <br /> <br />This condition would ensure the safety of the residents by assisting emergency response <br />personnel in identifYing the proper unit. <br /> <br />(1) The principal dwelling unit and accessory dwelling unit shall be created and <br />maintained in compliance with Chapter 4 (Building Code, Housing Maintenance, and <br />Housing and Redevelopment) of the City Code. <br /> <br />This condition requires an accessory dwelling unit to comply with the Building Code, <br />housing maintenance code, and rental housing code to ensure safety and proper upkeep. <br />
