REQUEST FOR HRA ACTION <br />Date: 1-20-15 <br />Item No: 9a. <br />Staff Approval: Agenda Section: <br /> Action <br />Item Description: Dale Street Fire Station Site Redevelopment <br /> (HF_0117) <br />1 <br />Requested Action <br />21.0 <br />3Terminate any further relationship with Greater Metropolitan Housing Corporation <br />4(GMHC) for the redevelopment of the Dale Street Fire Station site and authorize <br />5soliciting of proposals for 2325 Dale Street, 657, 661, 667, and 675 Cope Avenue using <br />6the past preliminary plat that was adopted for the site. <br />7 <br />Background <br />82.0 <br />9At the October 15, 2013, RHRA meeting, three (3) developers presented their proposals <br />10for the redevelopment of the Dale Street Fire Station site (2325 Dale Street and 657, 661, <br />11667, and 675 Cope Avenue). The RHRA and City Council on October 21, 2013, had a <br />12joint meeting to discuss the proposals. <br />13 <br />14All three proposals contained various concepts related to ownership and rental housing, <br />15and all 3 developers were seeking financial assistance to support the development being <br />16built. Based upon the Corridor Development Initiative (CDI) process, the following <br />17guidelines were developed by the neighborhood: <br />18 <br />Promote intergenerational living and connections to surrounding features <br />19 <br />20Incorporate universal design, creating accessible spaces for people of all ages. <br />21Provide for a range of housing sizes to accommodate a variety of household needs <br />22and incomes. <br />23Create pedestrian-friendly connections that link to surrounding areas of interest <br />24(e.g., schools, pet cemetery, pine forest). <br />25If subsidy is required, it should focus on insuring eligibility for seniors. <br />26Blend into and complement the existing neighborhood. <br />27Egress to the site should a consideration regarding traffic control. <br />28Work cooperatively with the county to deal with traffic issues. <br />29 <br />Enhance neighborhood character and amenities <br />30 <br />31Desirable uses for the site would include the following: <br />32Single family home, townhome, ownership, with shared courtyards. <br />o <br />33Home ownership is preferred, but any rental needs to reinforce stability. <br />o <br />RHRA_ Agenda (1-20-15) - Page 1 of 1 <br /> <br />
