Attachment F <br />EXTRACT OF MINUTES OF MEETING OF THE <br />VARIANCE BOARD OF THE CITY OF ROSEVILLE <br />Pursuant to due call and notice thereof, a public hearing was held at the regular meeting of the <br />Variance Board of the City of Roseville, County of Ramsey, Minnesota, on the 7th day of <br />January, 2015, at 5:30 p.m. <br />The following members were present: <br />and the following members absent: <br />Variance Board Member _______ introduced the following resolution and moved its adoption: <br />VB RESOLUTION NO. 111 <br />A RESOLUTION APPROVING VARIANCES TO §1011.03C1 (PARKING LOT <br />LANDSCAPE) AND §1011.04G.1 AND 2A (TREE PRESERVATION AND <br />REPLACEMENT IN ALL DISTRICTS) OF THE ROSEVILLE CITY CODE <br />AT 2851 SNELLING AVENUE (PF15-001) <br />WHEREAS, City Code §1011.03.C.1 provides specific requirements for installing <br />islands within parking lots; and <br />WHEREAS, City Code §1011.04.G.1 and 2 provides specific requirements for replacing <br />trees removed as a component of site development; and <br />WHEREAS, Pizza Lucé, property owners of 2851 Snelling Avenue, have requested <br /> to City Code §1011.03.C.1 and 1011.04.G 1 and 2 to allow redevelopment of the <br />VARIANCES <br />former Countryside Restaurant into a new Pizza Lucé location with 4 fewer parking lot islands <br />and 25 fewer 3-inch trees. <br />WHEREAS, the Pizza Lucé property is legally described as: <br />PIN: 04-29-23-41-0042 <br />REQUIRES LEGAL <br />WHEREAS, City Code §1009.04 (Variances) establishes the purpose of a is <br />VARIANCE <br />“to permit adjustment to the zoning regulations where there are practical difficulties applying to <br />a parcel of land or building that prevent the property from being used to the extent intended by <br />the zoning;” and <br />WHEREAS, the Variance Board has made the following findings: <br />a. <br />The code-compliant way to redevelop the former Countryside Restaurant site is an <br />impractical requirement, limiting creative design, restricting parking needs and/or <br />requirements, and requiring more trees to be planted that the site can support.
