Attachment F <br />f. <br />As a property that was developed nearly 60 years ago, the elimination of a few <br />parking lot islands and removal of 14 mature trees will not look out of character with <br />either of the properties adjacent to the subject site, nor with the commercial area that <br />extends to County Road C, where few properties have mature trees or parking lot <br />islands. Further, the applicants have made great effort to preserve 4 trees and to <br />include numerous site and landscape upgrades to mitigate the loss of trees and the <br />islands. Such an improvement would not negatively alter the character of the <br />surrounding commercial neighborhood. <br />NOW THEREFORE BE IT RESOLVED, by the Roseville Variance Board, to approve a <br />variance to §1011.03.C.1 to allow the installation of 4 fewer parking lot islands and a variance to <br />§1011.04.G 1 and 2 to allow the installation of 25 fewer 3-inch trees, to allow redevelopment of <br />the former Countryside restaurant, 2851 Snelling Avenue, into a new Pizza Lucé location, <br />subject to the following conditions: <br />a. <br />Pizza Lucé and their developer will be responsible for preserving the 4 trees indicated in the <br />Tree Preservation Plan in accordance with the requirements of §1011.04.G. Should the trees <br />not survive all attempts to protect and preserve, the island created for preservation shall be <br />planted with a minimum of 4 4-inch canopy trees. <br />b. <br />All modifications approved with this shall be revised on the building permit plans <br />VARIANCE <br />sheets and submitted to the Roseville Codes Coordinator to be replaced in the appropriate <br />and applicable plan sheet sets under review. <br />The motion for the adoption of the foregoing resolution was duly seconded by Variance <br />Board Member _______ and upon vote being taken thereon, the following voted in favor: <br />and ____voted against; <br />WHEREUPON said resolution was declared duly passed and adopted. <br />Page 3 of 4 <br /> <br />
