Dear Mike: This letter is to confi1111 the Roseville City Council's action, at its December 9,2002 meeting, relating to your request for reaffinnation of the 1980 lot division for 244 Minnesota Avenue. The Council, by a 5-0 vote, approved your request with the following conditions: a. Detailed grading plans with building slab or first floor elevation and drainage direction must be submitted to the City Engineer for review and approval prior to building pel111it Issuance. b. The City policy is to accept parkland or cash in lieu of land dedication for the creation of new lots. In this case, no dedication was required in 1980. c. The City policy is to accept a Sewer Availability Charge (SAC) upon the issuance on building peImits for all newly created lots. In this case, new sewer and water service is required for the lot which location shall be approved by the City Engineer. The SAC fee is required and collected at the time the building permit is issued. d. The City Engineer must review and approve the driveway curb cuts along County Road "B" prior to the issuance of building permits. e. No additional street right-of-way is required in this area. f. The applicant must record the two (2) lot minor subdivision within 60 days after the approval of the City Council. In order for the recording of the minor subdivision to occur, the City will need to review a "quit claim deed" or "warranty deed", which document must include the legal descriptions for each parcels involved in the land division. This document will be reviewed by the Community Development and Public Works Departments for correctness.
