<br /> <br />December 13, 2002 <br /> <br />Mr. Glenn Jerry <br />244 Minnesota Avenue <br />Roseville, MN 55113 <br /> <br />RE: City Council Approval of Reaffirmation Request. <br /> <br />Dear Mike: <br /> <br />This letter is to confi1111 the Roseville City Council's action, at its December 9,2002 meeting, <br />relating to your request for reaffinnation of the 1980 lot division for 244 Minnesota Avenue. <br /> <br />The Council, by a 5-0 vote, approved your request with the following conditions: <br /> <br />a. Detailed grading plans with building slab or first floor elevation and drainage direction <br />must be submitted to the City Engineer for review and approval prior to building pel111it <br />Issuance. <br /> <br />b. The City policy is to accept parkland or cash in lieu of land dedication for the creation of <br />new lots. In this case, no dedication was required in 1980. <br /> <br />c. The City policy is to accept a Sewer Availability Charge (SAC) upon the issuance on <br />building peImits for all newly created lots. In this case, new sewer and water service is <br />required for the lot which location shall be approved by the City Engineer. The SAC fee <br />is required and collected at the time the building permit is issued. <br /> <br />d. The City Engineer must review and approve the driveway curb cuts along County Road <br />"B" prior to the issuance of building permits. <br /> <br />e. No additional street right-of-way is required in this area. <br /> <br />f. The applicant must record the two (2) lot minor subdivision within 60 days after the <br />approval of the City Council. <br /> <br />In order for the recording of the minor subdivision to occur, the City will need to review a "quit <br />claim deed" or "warranty deed", which document must include the legal descriptions for each <br />parcels involved in the land division. This document will be reviewed by the Community <br />Development and Public Works Departments for correctness. If correct and approved, the <br />document is stamped and signed by the Assistant Public Works Director, allowing it to be <br />recorded. <br /> <br />2660 Civic Center Drive .:. Roseville .:.
