D. <br /> <br />Item Description: <br /> <br />Request by Glen Jerry to Reaffirm approval of a Minor Subdivision <br />approved in 1980 (PF3445). <br /> <br /> <br />Agenda Section: <br />CONSENT <br /> <br />Department Approval: <br />TP jDPW <br /> <br />1.0 REQUESTED ACTION: <br /> <br />1.1 In 1980 Mike and Lois Jerry received City Council approval for the division of land at <br />244 Minnesota. The approved lot was not recorded and was not built upon. <br /> <br />1.2 Glen Jerry now requests reaffirming the approval of the lot so that he can record it and get <br />a building permit for a new house. Site conditions have not changed. <br /> <br />2.0 STAFF FINDINGS & CONDITIONS: <br /> <br />2.1 The approved lot meets all dimensional and area requirements for new lots created within <br />"R-l", Single Family Residential District, with thee exception of the frontage which is 80 <br />feet. The Council previously approved this frontage lot dimension as being consistent <br />with other lots in the neighborhood. <br /> <br />2.2 The proposed minor subdivision indicates the necessary utility and drainage easements. <br /> <br />2.3 Detailed grading plans with building slab or first floor elevation and drainage direction <br />must be submitted to the City Engineer for review and approval prior to building permit <br />Issuance. <br /> <br />2.4 The City policy is to accept parkland or cash in lieu of land dedication for the creation of <br />new lots. In this case, no dedication wasTequired in 1980. <br /> <br />2.5 The City policy is to accept a Sewer Availability Charge (SAC) upon the issuance on <br />building permits for all newly created lots. In this case, new sewer and water service is <br />required for the lot which location shall be approved by the City Engineer. The SAC fee <br />is required and collected at the time the building permit is issued. <br /> <br />2.6 The City Engineer must review and approve the driveway curb cuts along County Road <br />"B" prior to the issuance of building permits. <br /> <br />2.7 No additional street right-of-way is required in this area. <br /> <br />2.8 The applicant must record the two (2) lot minor subdivision within 60 days after the <br />approval of the City Council. <br /> <br />ReA 120902Page 1 of 2 <br />
