He also added that alternative pervious parking surface methods do not work well <br />in Minnesota because the snow and freeze cycle as well as grass burn outs. <br /> <br />10.4 The City Planner advised the Commission of the conditions of approval that were being <br />sought for the project. <br /> <br />10.5 The Planning Commission voted (6-0) to recommend the following: <br /> <br />A. Recommended approval of the preliminary plat for Abra Auto body & Glass and <br />Gem Investments, creating two lots with necessary utility, shared access, and <br />drainage easements and the necessary park (fee) and frontage road right-of-way <br />dedication, as required by the City Engineer and Ramsey County. <br /> <br />B. Recommended approval of the rezoning for property at 1910 County Road C from <br />I-I, Light Industrial District to Planned Unit Development with an underlying <br />zoning of I-I, Light Industrial District. <br /> <br />C. Recommended approval of the General Concept PUD Plan for a mixed-use <br />planned unit development consisting of an 18,000 square foot automobile repair <br />facility and a 7,200 square foot office warehouse facility, subject to the conditions <br />listed in the project report dated March 5, 2003. <br /> <br />11.0 SUGGESTED CITY COUNCIL ACTION: <br /> <br />11.1 By motion, approve the preliminary plat for Abra Auto body & Glass and Gem <br />Investments, creating two lots with necessary utility, shared access, and drainage <br />easements and the necessary park (by fee) and frontage road right-of-way dedication as <br />required by the City Engineer, the Parks Commission, and Ramsey County. <br /> <br />11.2 Hold first reading of an ordinance rezoning the property at 1910 County Road C from <br />I-I, Light Industrial District to Planned Unit Development with an underlying zoning of <br />I-I, Light Industrial District.
