<br />Emphasis is being placed on creating an attractive and safe environment for customers <br />and employees of both businesses. Architecturally distinct buildings and <br />environmentally sensitive landscaping and lighting will enhance the project. <br /> <br />The goals of the PUD and the effects of the change include the following: <br />1. Create a buffer between County C and the property with green space. <br />2. Create a suitable environment within the site <br />3. Create compatible uses and building designs <br />4. Improve appearance of the site by cleaning up and creating a more attractive site <br />on County C <br />5. Improve landscaping and storm water infiltration /retention system <br />6. Provide quality jobs for Roseville residents <br />7. Add to the tax base with an additional building <br /> <br />Lot 1 will house the Gem Investments building. This company has been family owned <br />and has operated a business in Roseville for more than 30 years. The decorating/painting <br />contracting business will benefit from a new facility. Jobs will be retained and the City's <br />tax base will increase with this new building. The Gem office/warehouse space on the <br />south lot of the site will be designed to complement the ABRA building. <br /> <br />Lot 2 will be for ABRA Auto Body & Glass which is currently located at another site in <br />Roseville. This project will enlarge ABRA's capacity to serve its clients. ABRA is a <br />recognized leader in the auto body, auto glass and paintless dent repair industry. ABRA <br />opened its first location in Fridley, Minnesota in 1984. ABRA has many repair centers <br />nationwide; nearly 70% of the facilities are corporate-owned and the rest are franchise <br />locations. ABRA has embarked on an extensive three-year growth strategy. Their plans <br />for accelerated national growth over the next several years include acquiring existing <br />facilities and building new locations. <br /> <br />ABRA Auto Body & Glass people are committed to taking care of automotive repair <br />needs through quality workmanship, superior service and dedication to detail in <br />everything they do. This new facility will be a reflection of this commitment to <br />customers. <br /> <br />The new ABRA facility is the site where all job estimating, insurance claim processing, <br />parts management, vehicle preparation, body repair and painting will be conducted. All <br />activities are conducted within the building. No repair or painting occurs outside the <br />building. No parts or materials are stored outside the building except trash that is stored <br />in an opaque enclosure. Parked cars awaiting repair will be located behind the building in <br />a screened, secure area enclosed by a not less than five (5) foot high fence. <br /> <br />The use for both facilities is compatible with the character of the surrounding area and <br />neighborhood. The hours of operation for both businesses will be in harmony with other <br />area uses.
