Specifically, the construction of an <br />18,000 square foot Abra Auto Body at the front (north) of the parcel and an 8,000 square foot <br />office/warehouse building at the rear (south) ofthe parcel. <br /> <br />Not unlike the discussion we had regarding the proposal, the Development Review Committee <br />(DRC) had an opportunity to review and discuss the sketch plan for the proposed redevelopment <br />prior to our meeting and develop the following general comments: <br /> <br />. Before the site design gets too far along, the City needs to confirm with Rice Creek <br />Watershed what the storm water management requirements will be for the surrounding <br />area and the Casciparcel in particular. It is assumed that some type of on-site rate and <br />quality control will be required. <br /> <br />. It appears that the site is over parked and that consideration should be given to reducing <br />the number of spaces; perhaps designing proof of parking areas creating initial green <br />space that could be converted if additional parking is determined necessary. The site plan <br />should be based on the parcel survey and include the railroad right-of-way and the north <br />line of County Road C. <br /> <br />. Submittal of a utility plan to the DRC for review and comment. Said plan must identify <br />existing sanitary sewer and water main and the proposed connections to said mui1icipal <br />serVIces. <br /> <br />. Submittal of a grading plan to the DRC for review and comment. Said plan must identify <br />the existing and proposed grades of the parcel, and identify the storm water management <br />pond or other area/method required to deal with the sites storm runoff. <br /> <br />2660 Civic Center Drive .:.
