Community Development Department
651-490-2279 . fax: 651-490-2931

.

Submittal of a landscape plan to the DRC for review and Comment. Said plan must
include plantings throughout the site and within designated areas (islands) within the
parking lot. Section 1010.05 and 1010.14 of the City Code stipulate requirements for
parking lots and materials size and type respectively.

.

Building and parking setbacks appear to be adequate; however, parking lots need to be a
minimum of 10 feet from the building.

.

The fencing proposed at the rear of the Abra building should not be chain link, but rather
an upgraded material such as treated or stained wood.

.

The uses within the office/warehouse building must be identified in the proposal so that
they can be incorporated into the PUD. After identified, staff may have additional
questions or concerns with the use and operation of the office/warehouse building.

.

Elevations for the office/warehouse building along with materials details must be
provided with the next plan submittal.

.

All site signage plans (building and free standing) must accompany the revised submittal.

.

Although it is an upgraded concrete masonry unit, burnished block may not be permitted.
To date I have not received a response on whether this material is consistent with Section
1010.02 of the Roseville City Code.

For the most part these are very general comment, most of which can be further discussed as you
proceed through the next steps. Should you have any questions or comments, please feel free to
call me at 651-490-2236.

Sincerely,

CITY of ROSEVILLE

Thomas Paschke
City Planner
