Plannine: File 3486: Request by John Meyer, 2735 Fernwood Street, for <br />a VARIANCE to Section 1004.0lA6 (Maximum Total Surface Area) to <br />allow for the reconstruction of a wider driveway on the premises. <br /> <br />Chair Duncan opened the hearing and requested City Planner Thomas Paschke provide a <br />summary of the project report dated June 4,2003. <br /> <br />Thomas Paschke indicated that John Meyer, 2735 Fernwood Street, seeks approval of a <br />variance to Section 1004.01A6 (Maximum Total Surface Area) of the Roseville City <br />Code to allow the replacement and expansion of his existing driveway, which <br />improvement will increase the impervious coverage on the parcel (11,985 sq. ft.) from the <br />allowable amount of 3,596 square feet (30%) to 4,483 square feet (37%). <br /> <br />The proposed improvement would expand the driveway to the north approximately 10 <br />feet at the front (east) property line and 5 feet at the garage (west). The proposed <br />expanded driveway will be set back a minimum of 5 feet from the side yard (north) <br />property line. <br /> <br />The proposed improvements increase the parcels impervious coverage from an existing <br />condition (estimated) 3,596 square feet (29.8%) to 4,483 square feet (37%), thus <br />requiring a variance of 887 square feet (the difference from allowed 3,572 to proposed <br />4,483). <br /> <br />Staff recommended approval with conditions. <br /> <br />John Meyer, the applicant, stated he wanted to widen the drive to the two-car garage. <br />Originally there was a tee adjacent to the drive, reducing the width of the drive. <br /> <br />Member Stone asked if the boundary ( south edge) of the driveway could be shifted. Mr. <br />Meyer said that would defeat the purpose of widening the lot. Mrs. Meyer said the drive <br />is narrow and difficult to get to the house in a wheel chair. Across the street is a busy <br />(traffic) day care facility. <br /> <br />No further comment was offered. <br /> <br />Chair Duncan closed the hearing. <br /> <br />Motion: Member Traynor moved, seconded by Member Bakeman, to recommend <br />approval of an 887 square foot (7%) VARIANCE to Section 1004.01A6 (Maximum <br />Total Surface Area) of the Roseville City Code to allow the replacement and expansion <br />of the driveway for John Meyer at 2735 Fernwood Street, based on the findings of <br />Section 5 and the conditions of Section 6 of the project report dated June 4,2003. <br /> <br />Ayes: 6 <br />Nays: 0 <br />Motion carried. <br />
