<br /> <br /> <br />use <br /> <br />to consider: <br /> <br />>- Compatibility with adjoining properties. <br />>- Impacts on traffic and public facilities. <br />>- Impacts on property value, <br />>- Impacts on general health, safety, and public welfare. <br />>- Compatibility with the Roseville Comprehensive Plan. <br /> <br />5.2 The CUP process allows the City to impose those conditions it considers necessary to protect <br />the public health, safety, and welfare. <br /> <br />5.3 Staffhas reviewed the proposal to reuse the site for fuel sales and minor convenience goods <br />with regard to the criteria in Section 1013.01.0 of the Roseville Zoning Ordinance and <br />concludes the following: <br /> <br />A. The proposed reuse of the site as a gas station will not impact parking on the site, with <br />proper location and striping for a minimum of four spaces, beyond those adjacent <br />fueling islands, <br /> <br />B. The proposed reuse will not impact use of City parks. <br /> <br />C. The proposed reuse will not create additional traffic nor the need for additional public <br />facilities, <br /> <br />D. The proposed reuse is compatible with the site's fonner use. However. modifications <br />to the site and structure are necessary to meet current standards and minimize <br />impacts. <br /> <br />E. The proposed reuse will not impact internal traffic circulation However. a site plan <br />must be submitted that indicates vehicle routes utilizin2 only one access <br />driveway alon2 County Road B and one access driveway alon2 Lexin2fon <br />Avenue (the others must be removed since they are non-conformin2 and <br />hazardous). <br /> <br />F. The site has no landscaping and must provide a landscape plan to meet the minimum <br />standards of boulevard trees, screening on the site (vehicle headlights) and additional <br />site plantings. <br /> <br />G. The reuse ofthe site will not have an impact on surrounding property or values, if <br />conditions can be met to bring the site and structure up to or near current Code <br /> <br />PF3488 RPCA 060403 - Page 3 of 7 <br />
