<br /> <br />COlnn1unity Development Department <br />651-490-2279 . fax: 651-490-2931 <br /> <br />June 26, 2003 <br /> <br />Mr. Lloyd Schleusner <br />2808 Matilda Street <br />Roseville, MN 55113 <br /> <br />RE: Revision to Approved Setback Permit, PF3491. <br /> <br />Dear Mr. Schleusner: <br /> <br />On Wednesday, June 18,2003, you brought to my attention an issue regarding your approved <br />Setback Permit. I have reviewed the issue of the encroachment and have determined that the <br />City made an oversight that is based on conflicting site plans. Specifically, your request sought <br />an encroachment of 5 feet 4 inches and our mailed notice and approval was premised on a 54 <br />inch or 4 foot 6 inch encroachment (a 10 inch difference). <br /> <br />After reviewing this matter, I have determined that your Setback Permit should have been <br />approved at the requested distance, which will allow for a front yard encroachment of 6 feet or to <br />a point no closer than 33 feet from your front property line. <br /> <br />The purpose of this letter is to inform you that the previously approved Setback Pem1it is no <br />longer valid and that the following conditions will apply to your attached garage project. <br /> <br />)> The attached garage must be set back a minimum of 33 feet from the west (front <br />yard) property line. <br /> <br />)> Gutters must be installed on the garage to properly direct roof drainage away from <br />your structure and neighboring property. <br /> <br />)> At least one window must be installed along the north building wall to break-up the <br />mass of the wall. <br /> <br />)> Impervious coverage for the parcel is limited to 2,835 sq. ft. Your parcel has a <br />current estimated impervious coverage of 3,024 sq. ft. or 186 sq. ft. over the <br />maximum allowed by Code. Your proposal to attach a 20 foot by 22 foot (440 sq. ft) <br />garage would increase impervious coverage by approximately 220 square feet if no <br />modifications to existing impervious coverage were made and require a variance. <br /> <br />2660 Civic Center Drive + Roseville .:.
