<br /> <br />July 18,2003 <br /> <br />Leonard Jordan <br />1647 Stanbridge Avenue <br />Roseville, Mn. 55113 <br /> <br />RE: Setback Permit/or Driveway Construction (PF 3499)). <br /> <br />Dear Mr. Jordan: <br /> <br />On Thursday, July 18,2003, the City of Roseville Development Review Committee (DRC) held the <br />hearing regarding your request to increase the width of the north side of your driveway to within 2 feet of <br />the property line. The DRC recommended approval of the 3 foot Setback Permit. <br /> <br />The purpose of this letter is to inform you that I concur with the reasoning set forth by the DRC and have <br />approved your Setback Permit. I also concur with the DRC conditions attached to the Setback Permit, <br />which conditions stipulate that: <br /> <br />~ Driveway must be properly graded to direct roof drainage to the street and away from <br />your structure and neighboring property. Screen the area along the north property line <br />where the vehicle will be parked by use of vegetation - a new hedge or multiple plantings <br />along the property line that would grow to 5 or 6 feet minimum would be helpful. <br />~ Submit a site plan with the building permit application that indicates how the parcel's <br />drainage will be handled. Submit a landscape plan showing the new plantings with the <br />building permit application. <br />~ Staking of the property line to indicate that the closest that your new driveway will be to the <br />property line will be 2 feet at one corner. <br /> <br />The 10-day Setback Permit appeal time line (by you or adjoining property owners) will expire at 4:30 <br />p.m. on Monday, July 28,2003, after which you may begin the building permit application process. The <br />City Planner does not anticipate an appeal from any of the effected neighbors and suggests that your <br />contact Gerry Proulx, Residential Building Inspector at 651-490-2233 to review your construction plans <br />and the building permit application process.
